WHAT DOES WMC STAND FOR and WHAT EXACTLY DO WE DO?

WMC Inc. stands for an association management company which has assisted homeowner associations since 1978.

Associations often decide to retain professional over self-management for many reasons....

  • Associations rise or fall on how money is handled
    • We are available to approve and pay invoices, assist in preparing the annual operating and reserve budget and collect association dues or delinquent accounts.
  • Association CC&R's and Rules
    • Our management company team develops procedures to ensure compliance of each association's rules and contacts members for rule infractions.
  • Associations have many Board meetings each year
    • Management coordinates board and homeowner meetings, sends out notices and agendas, attends meetings and if requested, takes minutes for distribution to the board and its members.
  • Associations are required to submit sales and closing documents
    • Office staff provides homeowner packages to escrow, title and lenders.
  • Associations utilize communication equipment
    • Our administration location (243 N. Lake Blvd., Suite #202 - located above Plumas Bank and next door to the Balcony Hair Salon) provides computers, faxes, copiers, postage meters, pagers, cell phones and 24 hour response for lock-outs and other emergency situations (lack of heat, water, electricity and fire or flood).
  • Associations are required by law to identify major repair and replacements items such as roofing, roads and recreation amenities.
    • WMC is qualified to identify replacement components, analyze life expectancy, project funding and replacement requirements, obtain current bids and produce a computerized reporting.
  • Associations require on-site staffing
    • Our company hires and supervises the staff required to care for your property.
      • Landscape and exterior building maintenance crews
      • Snow removal, plowing and shoveling of paths
      • Recreation staff (lifeguards, pier attendants, tennis attendants)
      • Interior Maintenance ($7.50 per ½ hour)
      • Interior and exterior painting
  • Associations are governed by state legislation, CC&R's and by-laws
    • Our firm is a member of CACM (California Association of Community Managers).
